Why are your prices so much lower that other builders?
We’re able to offer lower prices than other builders because we have low overhead costs and run a lean operation.
By focusing solely on granny flats and doing them efficiently, we leverage our background in Lean manufacturing to streamline processes and reduce waste.
This allows us to deliver high-quality granny flats at a more affordable price.
Why can you build more quickly than others?
Primarily because we build one at a time and schedule each project for rapid completion, rather than spreading out the timeline to keep our staff and contractors busy.
This focused approach ensures efficiency and speed in delivering your granny flat.
Why are no Planning Permits required?
On December 14, 2023, the Victorian government simplified the process for building small second homes up to 60 square meters on properties larger than 300 square meters.
A building permit is still required, but this is completed in days and Granny Flats of Melbourne handles this for you.

Are these modular or built on site?
To keep our overheads low and provide an affordable product, we build on site.
This approach eliminates the need to cover factory rental costs and allows us to stay flexible in serving our customers.
It’s also one of the reasons we build so quickly; we understand our customers don’t want months of disruption in their backyards.
It also allows for changes to be made by customers as we build.
What is the warranty period?
All of our builds come with a 7 year statutory structural warranty.
Additionally, we include a 90-day maintenance period after handover for any necessary rectifications.
Where is your showroom?
To maintain low overheads and offer affordable products, we do not operate a permanent showroom.
Instead, we can arrange for interested customers to visit one of our in-progress or completed builds.
Please note that this requires forward planning and depends on homeowners being comfortable allowing visitors.
Are these Australian made or imported?
All our homes are proudly Australian made from locally sourced materials.
How does the Design and Build process work
Our process has been designed to be a pleasurable experience for our customers. From enquiry to move-in, you will be fully informed and involved every step of the way:

- Build on site
